Tips On Writing an Ad

There are two objectives in writing an ad for your house.
  • Attract as many people as possible.
  • Spend as little money as possible.

If you know what a buyer is really looking for it will be easier to write a cost-effective ad. Often times I see ads that are written with a lot of fluff. You can explain the details to the potential buyer once you get them into your home.

It is better to give them all of the information up front. Why waste your time showing your home to people who are not looking for your type of property? When you are selling your own home. It is better to not receive a call from someone who has to have a four-bedroom house, when yours is only a three bedroom.

Here are some things to keep in mind that buyers are interested in. 

The address - From my experiences, most buyers I have talked to over the years hate "Blind Ads". I know what you are thinking - Realtors never put addresses in their ads. The reason we do this is to find out what the buyer is looking for, and if the advertised home isn't right then we can find a home that is. We have sold many homes this way, and it works out better for our clients.

Number of Bedrooms - No matter how many bedrooms your home has, it is always better to put it in the ad. This is usually the #1 criteria that buyers are looking for.

Lot Size- If it is a benefit, such as acreage, or if you are selling a Garden Home and all you have to do is pull out the weed-eater to mow.

Updating - If your home is remodeled, you can say that and be brief. Especially important if you have a new kitchen or bath.

Room Sizes - Only mention this if you have a large game room or a room that you feel is a strong selling point.

Garage - A garage can be an important feature with many buyers. So if you have one, list it with the number of spaces. i.e.: 2-car garage

Workshop - This is another feature that many people are interested in.

Swimming Pool - If it is an above ground pool, it's a toss-up as to whether to mention it - if it can be removed. Pools are only appealing to about 50% of the people house shopping. If you have an in-ground pool I suggest putting that in the ad.

Subdivision - This will help a buyer easily identify the location of your house.

Sample Ad:

Hamilton - 127 Echo Cove Rd. Near Chebacco Lake. Remodeled 3 bedroom ranch. Open concept, Fireplace,  2-car garage w/workshop. 3/4+ acre lot. $429,900 Call owner after 6pm 978-394-6736

The above ad will cost you for a 1 day insertion between $20.00 for a small local paper to $100.00+ a major Sunday Newspaper.

Some newspapers will allow you to abbreviate words which could cut your costs dramatically without losing any information. Ask your paper's representative for information.
